Conditions / Refusal Reasons
The information accompanying the application does not conclusively demonstrate that the development would involve alterations and extensions to the existing dwelling and, in the opinion of the Local Planning Authority, the proposal would involve the construction of a new dwelling in the open countryside. The new dwelling would be greater in volume than the existing dwelling and in this respect the proposal would be contrary to Policy H12 of the South Oxfordshire Local Plan 2011. Furthermore if it were to be demonstrated conclusively that the proposal would involve retaining the existing dwelling and alterations and extensions to it, the scale and design of the development would not be in keeping with the character of the existing dwelling. Furthermore the additions would create an overbearing impact and result in overlooking and loss of privacy towards the adjacent property Jayswood. In this respect the development would also be contrary to Policies G2, G6 and H13 of the Council's South Oxfordshire Local Plan 2011.
