Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That, the materials to be used for the external walls and roof, shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011.
That, all new windows and rainwater goods, shall match those of the existing building in type, design and external finish.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges along the eastern boundary of the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011.
