That having regard to the isolated rural location of the site and to the details of the proposed barn conversion, the proposal would detract from both the simple, agricultural character of the building and the natural beauty, special landscape quality and distinctiveness of this part of the Chilterns Area of Outstanding Natural Beauty. In this way the proposal would be contrary to policies G2, G6, C2 and E8 of the adopted South Oxfordshire Local Plan 2011 together with advice contained in the South Oxfordshire Design Guide and PPS 7.
