Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan.

That prior to the commencement of the works details of new windows and doors via section and elevational drawings at scales of 1:5 and 1:20 respectively shall be submitted to and approved in writing by the Local Planning Authority and the works shall only be carried out in accordance with the approved details. Reason : To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the works details of the breathable paint to be used on the interior of the building shall be submitted to and approved in writing by the Local Planning Authority and the works shall only be carried out in accordance with the approved details. Reason : To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the works details of the joinery paint colour to be used shall be submitted to and approved in writing by the Local Planning Authority and the works shall only be carried out in accordance with the approved details. Reason : To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the works a sample of the brick to be used for the gable repair and a brick/lime mortar panel shall be inspected on site and approved in writing by the Local Planning Authority and the works shall only be carried out in accordance with the approved details. Reason : To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the works a sample of the lime render for the front wall of the property shall be submitted to and approved in writing by the Local Planning Authority and the works shall only be carried out in accordance with the approved details. Reason : To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the works details of any damp proofing measures required for the modern extension shall be submitted to and approved in writing by the Local Planning Authority and the works shall only be carried out in accordance with the approved details. Reason : To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.
