Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
No development shall take place until samples of the materials to be used in the construction of the external surfaces of the bay window and extension and dwarf wall hereby permitted, including details of paint finishes have been submitted to and approved in writing by the local planning authority. Thereafter the development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON7 and H4 of the South Oxfordshire Local Plan 2011.
The window to be installed in the first floor of the north-east facing side elevation of the extension hereby approved shall contain obscure glazing only and thereafter shall be retained as such.
Reason: To ensure that the neighbouring residential property is not overlooked in accordance with Policies G2 and H4 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the south-west or north-east facing side walls of the extension hereby approved without the prior written consent of the Local Planning Authority.
Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, G6, CON7 and H4 of the South Oxfordshire Local Plan 2011.
That details of the type, design and finish of the doors, windows, rainwater goods, vents, flues dwarf wall and railings (including plan and section drawings at 1:10 scale and elevations at 1:20 scale) shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and thereafter implemented as approved.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON7 and H4 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the parking and manoeuvring areas shall be retained as shown on plan 01:1683:A3:4REVC.
Reason: To ensure that adequate on site parking is provided and that the details of the development are satisfactory in accordance with Policies G2, H4 and T1 of the South Oxfordshire Local Plan 2011.
