Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That, notwithstanding the details of the brick paver surround to the escape hatch shown in Drawing No: 213-LB-05, the existing cobbled pavement shall be carefully reinstated in a lime mortar to match the existing and no brick paver surround shall be provided. Reason: To protect the character and fabric of the building and listed pavement in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the works, details of the pavement light and surround hereby approved shall be submitted at a scale of 1:5 and shall be approved in writing by the Local Planning Authority. The works shall only be carried out in accordance with the approved details. Reason : To protect the character and fabric of the building and listed pavement in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That all new works and works for making good the retained fabric whether internal or external shall be finished to match the adjacent work with regard to the methods and materials used including the colour, texture and profile. Reason: To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That no additional vents, pipes or flues other than those which are shown on the plans hereby approved shall be fixed to any elevation of the building. Reason: To protect the character and fabric of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.
