Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of the materials to be used for the external walls and roof of the house and garage shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2 and G6 of the South Oxfordshire Local Plan 2011.
That joinery details of the windows and doors shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2 and G6 of the South Oxfordshire Local Plan 2011.
That notwithstanding the provisions of the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no new openings shall be constructed in the garage hereby permitted or the walls and roof of the south, east and west elevations of the dwelling permitted.
Reason: To ensure that the development is not unneighbourly in accordance with Policies G2 and H4 of the South Oxfordshire Local Plan 2011.
That no development shall be carried out which falls within Class E of Part 1, Schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995 or any statutory modification or re-enactment thereof on the land to the north of the dotted line identified as paddock/informal on plan number HSA/07 unless an application for planning permission is first submitted to and approved by the Local Planning Authority.
Reason: To safeguard the character of the locality in accordance with Policies G2, and G6 of the South Oxfordshire Local Plan 2011.
That except insofar as may be otherwise agreed by the Local Planning Authority, the conifers along the rear (north) boundary shall be preserved and protected during the course of development in accordance with BS 5837 (2005) and retained thereafter.
Reason: To safeguard trees which are visually important in accordance with Policy C9 of the South Oxfordshire Local Plan 2011.
That details of boundary treatments shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter the approved boundary treatments shall be installed prior to the first occupation of the dwelling hereby permitted.
In order to safeguard the character of the area in accordance with Policies G2 and G6 of the South Oxfordshire Local Plan 2011.
That prior to the commencement of development details of foul sewage drainage provision should be submitted to and approved in writing by the Local Planning Authority and shall be implemented in accordance with those details thereafter.
Reason: In the interests of public health and to avoid pollution in accordance with Policy G2 of the South Oxfordshire Local Plan 2011.
That the first floor windows serving the en-suite bathrooms in the west and north elevations shall be glazed using obscure glass prior to first occupation of the property and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly in accordance with Policies G2 and H4 of the South Oxfordshire Local Plan 2011.
That the dwelling shall not be occupied until space has been laid out within the site for 4 cars to be parked and for vehicles to turn so that they may enter and leave the site in forward gear.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G2 of the South Oxfordshire Local Plan 2011.
That the garage hereby permitted shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2, G6 and H4 of the South Oxfordshire Local Plan 2011.
That, notwithstanding the details submitted with the application, the first floor glazing on the south elevation serving the landing shall be reduced to 3 casements from 6. A plan showing the revision shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: In order to safeguard the residential amenity of the neighbouring property in accordance with Policies G2 and H4 of the South Oxfordshire Local Plan 2011.
That details of materials to be used in the construction of any hardstanding shall be submitted to and approved in writing by the local Planning Authority prior to commencement of development.
Reason: In the interests of safeguarding the character and appearance of the area in accordance with Policy G2 of the South Oxfordshire Local Plan 2011.
