Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the doors and windows shall be of the same colour and type as those used on the main house. Reason: To preserve and enhance the character of the house and the character and appearance of the area in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

That the materials to be used for the walls and roof shall be of the same colour and type as those used on the main house. Reason: To preserve and enhance the character of the house and the character and appearance of the area in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

That prior to commencement of any works details of the excavations for foundations to the extension and a method statement detailing protection measures for the hedge and the implementation of the scheme shall be submitted to and agreed in writing by the Local Planning Authority. This will include either cantilevering or a raft construction for the foundations to the extension in the vicinity of the hedge, building up from the existing ground levels. Thereafter the hedge shall be retained at a height of not less than 1.5 metres unless otherwise agreed by the Local Planning Authority. Reason: To protect the mature hedge facing South Stoke Road in accordance with Policy C9 of the South Oxfordshire Local Plan 2011.
