Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning authority prior to the commencement of development.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.
The trees along the front and side (north and east) boundaries of the site shall be preserved and protected during the course of development in accordance with a method statement to be agreed in writing by the Local Planning Authority prior to the commencement of development.
Reason: To safeguard trees which are visually important in accordance with Policy C9 of the South Oxfordshire Local Plan 2011.
That the garage shall only be used as a garage and store for purposes incidental to Wychens and shall not be used for any other purpose whatsoever.
Reason: In order to secure the proper planning of the area in accordance with Policy G2 of the South Oxfordshire Local Plan 2011.
