Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That a sample panel of the bricks and mortar to be used in the construction of the rear wall (northern elevation) of the extension shall be constructed on site using Flemish or English garden wall bond. Development shall not commence until the sample panel has been approved in writing by the Local Planning Authority. Thereafter the wall shall be constructed in accordance with the approved sample panel. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON7 and H13 of the South Oxfordshire Local Plan.

That the roof of the extension shall only be constructed using a green sedum covering, in accordance with the details accompanying the application. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON7 and H13 of the South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON7 and H13 of the South Oxfordshire Local Plan.

That details of the repair methodology of the east wall shall be submitted to and approved by the local planning authority in writing prior to the commencement of the development, and shall thereafter be implemented in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2 and CON7 of the South Oxfordshire Local Plan.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property, The Old Post Office, Berrick Salome, as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan.
