Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Samples of roofing and walling materials and details of finishes for the boarding shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter the development shall be constructed in accordance with the approved details. This condition shall apply notwithstanding any details shown on the approved plans.
Reason: In the interests of the visual appearance of the development and the surrounding area and the special architectural and historic character of the listed building in accordance with Policies G2, G6, C2, CON2, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.
Details of windows and doors at a scale of 1:20 and 1:5 (section and elevation) shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter the approved details shall be carried out as part of the development.

Details of ducts, flues, vents and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter the approved details shall be carried out as part of the development.
Reason: In the interests of the visual appearance of the development and the surrounding area and the special architectural and historic character of the listed building in accordance with Policies G2, G6, C2, CON2, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.
The development hereby permitted shall only be used for ancillary residential purposes incidental to the enjoyment of the existing dwelling known as The Old Queen.
Reason: A separate use of the building would not be appropriate in accordance with Policies G2, G6, C2, CON2, CON3, CON5, CON7, D1, H4, H6, and E8 of the South Oxfordshire Local Plan 2011.
