Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That, no development shall take place until samples of the materials to be used in the construction of the external surfaces of the extensions hereby permitted, have been submitted to and approved in writing by the local planning authority. Thereafter the development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
That, notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the first floor eastern or western side elevations or roof of the extension hereby approved without the prior written consent of the Local Planning Authority.
Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, G6, and H13 of the South Oxfordshire Local Plan 2011.
That, the first floor secondary bedroom and bathroom windows in the eastern elevation and bathroom windows in the western elevation of the extension hereby approved shall contain obscure glazing only and thereafter shall be retained as such.
Reason: To ensure that the neighbouring residential properties are not overlooked in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.
That prior to the commencement of any development, details of the proposed stairwell window in the eastern side elevation showing which panels are to be obscure glazed at 1:20 scale shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the neighbouring residential property is not overlooked in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.
That, notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the garage accommodation shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application.
Reason: To ensure that adequate on site parking is provided in accordance with Policies G2, H13 and T1 of the South Oxfordshire Local Plan 2011.
That the new entrance gates shall be vertically timber boarded and shall open inwards unless first agreed in writing with Local Planning Authority before the development first takes place.
Reason: To safeguard the character of the area and in the interests of highway safety in accordance with Policies G2, G6, H13 and T1 of the South Oxfordshire Local Plan 2011.
