Conditions / Refusal Reasons
That having regard to the siting of the existing dwelling to the rear of its site, the proposal to extend the existing dwelling and sub-divide it to form two dwellings would result in a new dwelling with virtually no rear garden which would appear cramped on its site and out of keeping with the character of the are. In this way the proposal would be contrary to policies G2, H5 and H11 of the adopted South Oxfordshire Local Plan.
That having regard to the first floor living room windows in the western elevation of the new dwelling, the proposal would result in direct overlooking of the front garden of the dwelling known as Saffrons and detract from the standard of amenities enjoyed by the occupiers of this dwelling. In addition, the proposed extension, which projects some 4.5 metres and which would provide a new unit of accommodation, would appear prominent and overbearing in the outlook from the existing dwelling, particularly the ground floor kitchen. In this way the proposal would be contrary to policy H5 of the adopted South Oxfordshire Local Plan.
That no evidence has been submitted to show that the proposal would not threaten the future health and longevity of the mature trees situated on and adjacent to the western boundary of the site, which contribute significantly to the character and rural amenities of the area. In this way the proposal would be contrary to policies G2 and C9 of the adopted South Oxfordshire Local Plan.
