Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the walls and roof of the extension hereby approved shall be of the same colour and type as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

No development shall take place until details of a replacement tree and/or hedge planting scheme in accordance with BS5837 (2005), have been submitted to and approved in writing by the local planning authority and these works shall be carried out as approved prior to the occupation of the extension or in accordance with a programme agreed with the Local Planning Authority. Reason: To ensure that important trees are replaced and that the details of the development are satisfactory in accordance with Policies G2, C9, and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the first floor walls or roof of the extension hereby approved without the prior written consent of the Local Planning Authority. Reason: To ensure a satisfactory external appearance and to prevent overlooking of adjoining residents in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
