Conditions / Refusal Reasons
That, the proposed single storey extension to the existing property would represent an inappropriate form of development and would fail to respect the character, appearance and setting of the listed building. As such, the proposal is contrary to guidance contained within Planning Policy Guidance Note 15 and Policies CON2, CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That, the proposed internal alterations would result in the loss of historic fabric and features of the listed building, contrary to Policy CON3 of the adopted South Oxfordshire Local Plan 2011 and guidance contained within Planning Policy Guidance Note 15.
