Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roof of the extension shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan.

That the means of access onto Greenwood Avenue shall be laid out and constructed to the approval of the Highway Authority strictly in accordance with the highway authority's specifications and that all ancillary works shall be undertaken. Reason: To ensure highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan.

The parking and manoeuvring areas shall be provided in accordance with Drawing No: CW02 B hereby approved and shall be constructed, laid out, surfaced in bound material, drained and completed and shall be retained except for the parking and manoeuvring of vehicles at all times. Reason: To ensure highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan.
