Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
No development shall take place until samples of the materials to be used in the construction of the external surfaces of the building hereby permitted have been submitted to and approved in writing by the local planning authority. Development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, and H13 of the South Oxfordshire Local Plan 2011.
The building hereby approved shall remain in an ancillary use by the occupiers of Wyfold Meadow Farm and shall not be used as a separate unit of residential accommodation.
Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.
That the existing trees, shrubs and hedges on the land shall be protected whilst development operations are in progress, in accordance with BS5837 (2005) prior to the commencement of the development.
Reason: To safeguard protected trees and the character of the area in accordance with Policies G2, C2 and C9 of the South Oxfordshire Local Plan 2011.
