Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, H13 and C2 of the South Oxfordshire Local Plan.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Bolney House as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policy G2 of the South Oxfordshire Local Plan.

That no work whatsoever in pursuance of the planning permission granted by the Council under reference P05/E0521 and dated 1 July 2005 shall hereafter be undertaken on the land. Insofar as that permission authorised the carrying out of development, that permission shall be deemed to be immediately revoked and of no effect (irrespective of whether or not the development which was the subject of that permission has been commenced). Reason: To protect the character of the building and the amenity of the Area of Outstanding Natural Beauty in accordance with Policies H13 and C2 of the South Oxfordshire Local Plan.
