That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Details of the proposed shop front including sections detailing the joinery; showing the timber profile of mullions and transoms, moulding to the shop front including surrounding the fascia board, pilasters and consoles and the panelling to the stall riser - at a scale of between 1:10 and 1:20 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: In order to respect the established character and special historical and architectural qualities and setting of the listed building and to preserve the character and appearance of the Henley Main Conservation Area in accordance with Policies G2, CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

Proposed door details including internal and external doors shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: In order to respect the established character and special historical and architectural qualities and setting of the listed building and to preserve the character and appearance of the Henley Main Conservation Area in accordance with Policies G2, CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

That details of any additional ventilation and other alterations in order to comply with current Building Regulations shall be submitted to and approved in writing by the Local Planning Authority prior to works commencing on site. Reason: In order to respect the established character and special historical and architectural qualities and setting of the listed building and to preserve the character and appearance of the Henley Main Conservation Area in accordance with Policies G2, CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011.

Any redundant fixtures and fittings related to the previous uses shall be removed from the front and rear face of the building prior to the commencement of works. Reason: In order to respect the established character and special historical and architectural qualities and setting of the listed building and to preserve the character and appearance of the Henley Main Conservation Area in accordance with Policies G2, CON3, CON5 and CON7 of the South Oxfordshire Local Plan 2011
