That, having regard to the proposed single storey extension to the existing property, the extension would represent an inappropriate form of development and would fail to respect the character and appearance of the listed building. As such the proposal is contrary to guidance contained within Planning Policy Guidance Note 15 and Planning Policy Statement 1 and Policies G2, G6, CON2, CON3, CON7, D1 and H13 of the South Oxfordshire Local Plan.

That, the proposed internal alterations would result in the loss of historic fabric and features of the listed building, contrary to policy CON3 of the adopted South Oxfordshire Local Plan 2011 and Planning Policy Guidance Note 15.
