Having regard to the subdued nature and appearance of the existing dwelling on the site and the lack of an acceptable scheme for the redevelopment of the site, it is considered that this application is premature and the loss of the building would neither preserve or enhance the character and appearance of the Thame Conservation Area. As such the proposal would be contrary to Policy CON6 of the adopted South Oxfordshire Local Plan 2011.
