Any new planting, as shown on drawing number LT900, which dies, exhibits dieback or is damaged within 5 years of the date of this planning permission shall be replaced by trees or shrubs of the same size and species within the first available planting season. Reason: To ensure the implementation of a satisfactory scheme of landscaping which will in due course improve the environmental quality of the development in accordance with Policies G2, G6, C9, and D1 of the South Oxfordshire Local Plan 2011.

The parking spaces as shown on drawing number 05 WDC 001 Rev B shall be marked out, and thereafter retained for the parking of vehicles at all times. Reason: To regularise the use of the available parking area and to reduce the likelihood of roadside parking in the interests of highway safety in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

No soakaways shall be constructed such that they penetrate the water table, and they shall not in any event exceed 3 metres in depth below existing ground level. Reason: To prevent pollution of groundwater in accordance with Policy EP7 of the South Oxfordshire Local Plan 2011.

That the open areas of the site shall be used for parking of vehicles, loading, unloading, manoeuvring and amenity/landscaping purposes only and no storage, industrial or other business use shall take place other than inside the building. Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6 and D1 of the South Oxfordshire Local Plan 2011.

That the use of the building shall be limited to the use defined in Class B1 of the Schedule of the Town and Country Planning (Use Classes) Order 1987 (as amended). Reason: To safeguard the character of the area in accordance with Policies G2, G6 and D1 of the South Oxfordshire Local Plan 2011.

Surface water source control measures shall be carried out in accordance with details which shall have been submitted to and approved in writing by the Local Planning Authority before the development is occupied. Reason: To prevent the increased risk of flooding and to improve water quality in accordance with Policies EP4 and EP5 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall not be occupied until foul sewerage details have been carried out in accordance with details submitted to and approved in writing by the Local Planning Authority. Reason: To prevent pollution in accordance with Policies EP1 and EP7 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall not be occupied until surface water drainage works have been carried out in accordance with details submitted to and approved in writing by the Local Planning Authority. Reason: To prevent pollution and flooding in accordance with Policies EP1 and EP6 of the South Oxfordshire Local Plan 2011.
