That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No development shall take place until samples of the materials to be used in the construction of the external surfaces of the tennis court hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G4, C2 and H18 of the South Oxfordshire Local Plan 2011.

No development shall take place until full details of both hard and soft landscape works, including means of enclosure and details of any trees to be retained together with measures for their protection in the course of construction in accordance with BS5837 (2005), have been submitted to and approved in writing by the local planning authority and these works shall be carried out as approved prior to the first use of the court or in accordance with a programme agreed with the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G4, C2 and H18 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class E of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order with or without modification), no buildings or enclosures, swimming pools or other such pool, required for a purpose incidental to the enjoyment of the dwellinghouse as such shall be constructed on the land without the prior written consent of the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies G2, G4, C2 and H18 of the South Oxfordshire Local Plan 2011.
