That notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987 (as amended), the Class A3 element of the use hereby permitted shall be restricted to that of a coffee shop only and shall not relate to any other use within Class A3.
Reason: To reduce the impact on the vitality and viability of the primary shopping frontage in accordance with Policy TC8 of the South Oxfordshire Local Plan 2011.
No cooking of food shall take place on the premises without the prior written approval of the Local Planning Authority.
Reason: To limit the extent of the A3 Use to protect the vitality and viability of the primary shopping frontage and to protect the amenities of the area in accordance with Policies TC8 and G2 of the South Oxfordshire Local Plan 2011.
The external area to the rear (east) of the premises shall not be used by customers unless otherwise agreed in writing by the Local Planning Authority.
Reason: To protect the amenity of neighbouring occupiers in accordance with Policies G2 and EP2 of the South Oxfordshire Local Plan 2011.
