Proposed cellar access in location of existing side access to former shop and relocation of bedroom window. Demolition and re-building of first floor wall and roof. (As amplified by drawing no.400.102 received 4 August 2006 and as amended by Drawing Nos. 271.02F, 271.03E and 271.04E accompanying Agent's letter dated 17 October 2006, amplified and amended by Agent's letter dated 29 November 2006 with accompanying details, and amplified by window details accompanying agent's letter dated 20 June 2007).
Conditions / Refusal Reasons
That the windows to be inserted on the front elevation of the building shall be traditional timber painted sash windows, and the remaining windows shall be traditional timber casement windows, in accordance with the details accompanying the agent's letter dated 20 June 2007.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON7 of the South Oxfordshire Local Plan.
That pilasters, cornices and mouldings shall be re-instated on the front elevation of the building in accordance with the traditional detailing shown on plan reference 400.ED.03 received on 17 January 2007.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON7 of the South Oxfordshire Local Plan.
That traditional flat brick arches and brick surrounds to the doors shall be constructed in accordance with details contained in agent¿s letter dated 17 October 2006.

That a dentilled brick course shall be constructed at eaves level as confirmed in agent¿s letter dated 17 October 2006.

That details of the render mix to be applied to the front elevation shall be submitted to and approved by the Local Planning authority in writing prior to its application.

That notwithstanding any details submitted with the application, the central window at ground floor level shall be constructed as a bay window, as approved under planning permission P98/N0427, or in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON7 of the South Oxfordshire Local Plan.
That within 3 months form the date hereof, a landscaping scheme for the amenity and parking areas to the rear of the site shall be submitted to and approved in writing by the local planning authority. The landscaping scheme shall include the planting of live shrubs, the treatment of access road and hardstandings, and the provision of boundary/screen walling. The scheme shall be implemented as approved prior to the first occupation of any flat, and thereafter maintained in accordance with the approved scheme. In the event of any of the plants dying, they shall be replaced within the following planting season and so retained and maintained.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON7 of the South Oxfordshire Local Plan.
That the parking area to serve the six flats shall be laid out and constructed in accordance with the details shown on plan reference 271.01 accompanying the application. Such car parking spaces and turning area shall be completed before any of the retirement flats hereby permitted are first occupied and shall be kept permanently available for the excusive use of residents and their visitors.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2, G6 and D2 of the South Oxfordshire Local Plan.
That the occupation of each flat shall be limited to a person who is 60 years of age or more, or a dependant of such a person residing with him or her, or a widow or widower of such a person.
Reason: To comply with the vehicle parking and amenity standards for housing designed for elderly persons in accordance with Policies G2, G6 and D2 of the South Oxfordshire Local Plan.
