Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That prior to the commencement of development, details of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To protect the character and appearance of the Conservation Area in accordance with Policy CON7 of the South Oxfordshire Local Plan.

That prior to the commencement of development, details of the windows and doors shall be provided at a scale of 1:20 and submitted to and approved in writing by the Local Planning Authority. Reason: To protect the character and appearance of the Conservation Area in accordance with Policy CON7 of the South Oxfordshire Local Plan.

That details of the render including specification and colour samples be submitted to and approved in writing by the Local Planning Authority. Reason: To protect the character and appearance of the Conservation Area in accordance with Policy CON7 of the South Oxfordshire Local Plan.

That the windows to bedroom four ensuite and the study on the first floor shall be obscure glazed and thereafter retained as such. Reason: To protect the amenity of the adjacent property in accordance with Policy H13 of the South Oxfordshire Local Plan.

That no additional windows shall be inserted in the north east elevation of the proposed first storey extension other than those expressly permitted as part of this application. Reason: To protect the amenity of the adjacent property in accordance with Policy H13 of the South Oxfordshire Local Plan.
