Planning Permission on 5th September 2006
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That, the materials to be used for the external walls and roof of the annex shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011.

That, all new windows, external doors and rainwater goods, shall match those of the existing building in type, design and external finish. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011.

That, the new windows in the north elevation of the garage and annex extension hereby permitted, shall be glazed in obscure glass prior to the first occupation of the associated accommodation and thereafter so retained. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges along the northern boundary shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.

That the additional living accommodation hereby permitted shall only be occupied and used in connection with and ancillary to the occupation and use of the existing property, Hillcrest View, as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: To ensure that the development is not unneighbourly or result in an unsatisfactory development of the site in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.
