Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That prior to the commencement of development, details of the materials to be used for the windows, doors, walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To protect the character and appearance of the Conservation Area in accordance with Policy CON7 of the South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country planning General Development Order 1995 (or any order revoking and re-enacting that Order) no windows shall be inserted in the west or east elevation of the proposed rear extension, other than those expressly authorised by this permission. Reason: To protect neighbour amenity in accordance with Policy H13 of the South Oxfordshire Local Plan.

That the proposed roof lights shall be conservation style and retained as such. Reason: To protect the character of the conservation area in accordance with Policy CON7 of the South Oxfordshire Local Plan.
