Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the manege hereby approved shall be used for the personal enjoyment of Mr & Mrs Hawkins, as specified in the application, shall not be used for commercial purposes and shall not be used in connection with the provision of riding lessons or tuition. Reason: To protect the amenity of the area in accordance with Policies G2 and R10 of the South Oxfordshire Local Plan.

That no lighting shall be provided on the site. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2 and R10 of the South Oxfordshire Local Plan.

That all trees and hedges on the land shall be retained and maintained. Reason: To protect the amenity of the area in accordance with Policies G2 and R10 of the South Oxfordshire Local Plan.

That the frontage planting shall be supplemented in accordance with a scheme that shall first have been submitted to and approved by the Local Planning Authority in writing. The scheme shall be implemented as approved within the first planting season following the commencement of the development, and so retained and maintained. Any plant that dies shall be replaced with a similar plant and shall be so retained and maintained. Reason: To protect the amenity of the area in accordance with Policies G2 and R10 of the South Oxfordshire Local Plan.
