Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That no development shall take place until details of the following matters have been submitted to and approved in writing by the Local Planning Authority:-
- details of the new staircase at scale 1:20
- details of the proposed windows and doors at scale of 1:20 and 1.5 (section and elevation)
- details of finishes for windows/doors/staircase, and
- details of the type/method of fixing of insulation to be used for sound insulation between the units and heat insulation in the roofs.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies E8, CON4 and C2 of the South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3, and Classes A, B, and C of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no extensions, additional windows, rooflights, doors and no roof alterations shall be carried out without the prior grant of planning permission from the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies E8, CON4 and C2 of the South Oxfordshire Local Plan.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Basset Manor, Uxmore Road, Checkendon as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: Permission is granted on the basis that the use will be ancillary to the main house as unrelated use would be contrary to Policy H6 of the Council's South Oxfordshire Local Plan and would have an unsatisfactory relationship with the existing dwelling contrary to Policy H11.
