Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

A detailed schedule of works shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any work. Thereafter the works shall be undertaken in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

A detailed historic building record shall be carried out and submitted and approved in writing by the Local Planning Authority prior to the commencement of any works. Reason: To safeguard the identification and recording of features of historic and/or archaeological interest associated with the fabric of the building in accordance with Policy CON14 of the South Oxfordshire Local Plan 2011.

Samples of the materials to be used in the works hereby approved shall be submitted to and approved in writing by the Local Planning Authority before work starts. This condition shall apply irrespective of any indications as to the details that may have been submitted with the application, and shall where necessary include the submission of samples of glass, plastic and mortar materials. The works shall thereafter be constructed using the approved materials unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the materials are appropriate to the special architectural or historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any work, and notwithstanding what is shown on the approved drawings or other approved documents, full details of the following shall be submitted to and approved in writing by the Local Planning Authority. Details of the junctions of new works with the existing fabric drawn at a minimum scale of 1:10. Details of the pavement level grille at the basement window Details of the new basement window at a scale of 1:10 Details of chimney stacks and pots. Reason: To protect the special architectural and historic character of the building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
