Conditions / Refusal Reasons
That due to its height, design and massing the extension would fail to respect the character, appearance and scale of the existing property and would detract from the character of the area which lies within the Chilterns Area of Outstanding Natural Beauty. The extension would therefore fail to comply with provisions of the South Oxfordshire Local Plan 2011 particularly policies G2, G5, G6, C2 and H13 and advice in the South Oxfordshire Design Guide.

That having regard to its size, scale and design the garage would be a dominant building out of keeping with the original modest dwelling, and would increase the built up appearance of the site to the detriment of the character of the site and this part of the Chilterns Area of Outstanding Natural Beauty. The garage would therefore fail to comply with the provisions of the South Oxfordshire Local Plan particularly policies H13 and C2.
