Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That, the roof of the garage/studio block shall be constructed as per roof option A as shown on drawing number OC/304/08a, and details of the roofing materials and samples of the tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development.
Reason: To ensure that the details of the works are satisfactory in accordance with Policies G2, G6, H13 and CON5 of the adopted South Oxfordshire Local Plan 2011.
That, details of the joinery proposed in the garage/studio at a scale of 1:20 (section and elevation) shall be submitted to, and approved by the Local Planning Authority prior to the commencement of the development.
Reason: To ensure that the details of the works are satisfactory in accordance with Policies G2, G6, H13 and CON5 of the adopted South Oxfordshire Local Plan 2011.
That, details and samples of the materials to be used for the external walls of the garage/studio block shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of the development.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13 and CON5 of the adopted South Oxfordshire Local Plan 2011.
That the outbuilding shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever.
Reason: To safeguard the character of the area in accordance with Policies G2, G6, H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.
That, the species of hedging plants for the front boundary of the site shall be agreed in writing by the Local Planning Authority prior to the removal of the brick wall.
Reason: To protect the character and appearance of the listed building in accordance with Polices CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.
