Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON4 and CON5 of the South Oxfordshire Local Plan.

That the existing doors, shutters and internal feeding racks shall be retained and repaired wherever possible. Reason: To safeguard the character and appearance of the existing building and the area in general in accordance with Policies CON2, CON4 and CON5 of the South Oxfordshire Local Plan.

That prior to the commencement of the works hereby approved, a full schedule of works and repairs shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2 and CON4 of the South Oxfordshire Local Plan.

That prior to the commencement of the works hereby approved, details of the location of the proposed tie rods and discs shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2, CON4 and CON5 of the South Oxfordshire Local Plan.

That prior to the commencement of the works hereby approved, a sample brick panel pointed using lime mortar shall be erected on the site and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2, CON4 and CON5 of the South Oxfordshire Local Plan.

That prior to the commencement of the works hereby approved, details of flues, ducts and rainwater goods, all of which should be painted black, shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2, CON4 and CON5 of the South Oxfordshire Local Plan.

That prior to the commencement of the works hereby approved, details of the new boundary walls, fencing and gates shall be submitted [at a scale of 1:20] to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2, CON4 and CON5 of the South Oxfordshire Local Plan.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety of the listed building in accordance with Policy CON2 of the South Oxfordshire Local Plan.
