Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That a description of the steps and works to be undertaken and carried out under this consent shall be submitted to the Local Planning Authority before any work of demolition is begun and no work of demolition shall be begun until the said Authority has signified in writing its approval to the proposed steps and works. Such steps and works shall, where necessary, include in relation to any part of the building to be retained, measures to strengthen any wall or horizontal surface, and to provide protection for the building against the weather during the progress of the works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policy CON5 of the South Oxfordshire Local Plan.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policy CON5 of the South Oxfordshire Local Plan.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON5 of the South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON5 of the South Oxfordshire Local Plan.
