Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That, the materials to be used for the external brick plinth of the garage shall be of the same colour, type and texture as those used on the original dwelling. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13 and C2 of the adopted South Oxfordshire Local Plan 2011.

That, the feather-edged boarding to the external walls shall be dark stained and so retained in accordance with details submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13 and C2 of the adopted South Oxfordshire Local Plan 2011.

That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse, 2 Wellside Villas, as such, and for no other purpose whatsoever. Reason: To safeguard the character and appearance of the area in accordance with Policies G2, G6, H13 and C2 of the adopted South Oxfordshire Local Plan 2011.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, the existing trees to the southern boundary and hedging to the western boundary of the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, or hedging which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area in accordance with Policies G2, G6, H13 and C2 of the adopted South Oxfordshire Local Plan 2011.
