Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of 3 years from the date of this consent. Reason: By virtue of Sections 18 and 74 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That, the wall should be reconstructed with like for like replacement and re-use of existing bricks. Reason: To safe guard the character and appearance of the Henley Main Area Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan 2011.

That, the bricks to be used in the reconstruction of the wall shall be laid with a traditional lime mortar mix with details of the mix to be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan 2011.

That, a photographic record is made of the wall during its demolition to ensure accurate reconstruction. Reason: To safe guard the character and appearance of the Henley Main Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan 2011.

That, the contract for the reconstruction of the wall shall be awarded prior to the commencement of the demolition works. Reason: To safe guard the character and appearance of the Henley Main Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan 2011.

That, a schedule of works to be undertaken and carried out under this consent including the timing for reconstruction shall be submitted to the Local Planning Authority before any work of demolition is begun and no work of demolition shall be begun until the said Authority has signified in writing its approval to the proposed steps and works. Reason: To safe guard the character and appearance of the Henley Main Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan 2011.
