That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan.

That prior to the commencement of the development, full details at scale 1:20 shall be submitted showing the following details of the proposed shopfront: windows and doors pilasters relationship with adjoining shopfronts a sample of the proposed colour of the shopfront. Thereafter the scheme shall be carried out in accordance with the approved details. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan.

That notwithstanding the details accompanying the application, full details of the proposed siting and appearance of the proposed air conditioning units shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan.

That the tree to be removed to make way for the extension shall be replaced within the site, within the first available planting season following commencement of the development, in accordance with details to be first approved in writing by the Local Planning Authority. Reason: To protect the amenity of the area in accordance with Policies CON7 and C9 of the South Oxfordshire Local Plan.

That the remainder of trees within the site shall be protected in accordance with advice contained in BS 5837 (2005) during construction works. Reason: To protect the amenity of the area in accordance with Policies CON7 and C9 of the South Oxfordshire Local Plan.
