The building hereby approved shall only be used for horticultural purposes only in connection with the horticultural use of the surrounding land at Chestnut Farm and shall not be used for any other purpose. Reason: To protect the character and appearance of the surrounding area in accordance with Policies G2, G4 and G6 of the South Oxfordshire Local Plan 2011.

Foul sewerage and surface water drainage details shall be submitted to and approved in writing by the Local Planning Authority within 3 months of the date of this permission. The foul sewerage and surface water drainage shall be implemented in strict accordance with the approved details within six months of the date of this permission, unless otherwise agreed in writing by the Local Planning Authority. Reason: To prevent pollution of the water environment in accordance with Policies EP1, EP4, EP6 and EP7 of the South Oxfordshire Local Plan 2011.
