Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the doors and windows shall be of the same colour and type as those used on the existing dwelling. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

That the materials to be used for the walls and roof shall be of the same colour and type as those used on the existing dwelling. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the garage shall be retained for the parking of private vehicles and the loft area shall be used for domestic storage only. Reason: To ensure that adequate on site parking is provided and that the details of the development are satisfactory in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.

Irrespective of the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the south elevation of the garage relating to this consent. Reason: To avoid overlooking of the adjoining property in accordance with Policy H12 of the South Oxfordshire Local Plan 2011.
