That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority samples of the materials and finish to be used for the roof and walls. Reason: To ensure that the extension preserves the character of the listed building in line with Policies G2, H13, CON2, CON3 and CON7 of the South Oxfordshire Local Plan 2011.

That no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority, joinery details of the proposed windows and doors at a scale of 1:20. Reason: To ensure that the extension preserves the character of the listed building in line with Policies G2, H13, CON2, CON3 and CON7 of the South Oxfordshire Local Plan 2011.
