Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the works are commenced. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors at a scale of 1:20 has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan.

That prior to the commencement of the works hereby approved, details of any guttering, flues and vents shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan.

That prior to the commencement of the works hereby approved, a sample panel of brickwork and lime mortar shall be erected on the site and approved in writing by the Local Planning Authority. Thereafter the brickwork and lime mortar used shall be as approved. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan.

That the new rooflights shall be of the conservation type and shall thereafter be so retained. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan.
