That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That prior to its first use, the proposed means of access onto the B481 is to be formed, laid out and constructed strictly in accordance with the Local Highway Authority's specifications and that all ancillary works specified shall be undertaken. Reason: In the interests of highway safety in accordance with Policies G2 and T1 of the South Oxfordshire Local Plan 2011.

No development shall take place until the existing gap in the hedgerow bordering the paddock has been filled in accordance with details submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved by the next planting season following completion of the development or in accordance with a programme agreed with the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, C2 and C9 of the South Oxfordshire Local Plan 2011.
