Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Before the commencement of any site works or operations relating to the development hereby permitted, an arboricultural method statement to ensure the satisfactory protection of the Lime trees along the verges of Walton Avenue during construction shall be submitted to the Local Planning Authority for approval. Written approval must be obtained prior to commencement of any site works including demolition, and complied with throughout the development. The matters to be encompassed with the arboricultural method statement shall include the following:-
(i) The establishment of tree protection zones to safeguard trees from construction traffic and/or materials in accordance with BS5837 (2005).
Reason: To safeguard the character of the area and the setting of the Grade II Listed building in accordance with Policies G2, C9 and CON5 of the South Oxfordshire Local Plan 2011.
No development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the local planning authority and these works shall be carried out as approved by the next planting season following completion of the development or in accordance with a programme agreed with the local planning authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, C9 and CON5 of the South Oxfordshire Local Plan 2011.
The railings hereby approved shall be painted black to match the existing gates at the main front entrance of the Church.
