Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The development hereby approved shall be carried out in accordance with drawing number PJ.10. Rev B, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development is carried out in accordance with the approved details.

Samples of the materials to be used in the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority before development starts. This condition shall apply irrespective of any indications as to the details that may have been submitted with the application. The development shall thereafter be constructed using the approved materials unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the buildings in accordance with Policies G2, G6 and D1 of the South Oxfordshire Local Plan 2011.

The window at first floor level in the east elevation shall be fitted with obscure glass before the extension is occupied and the obscure glazing shall thereafter be retained in position to the satisfaction of the Local Planning Authority. Irrespective of the Town and Country Planning (General Permitted Development) Order 1995 (or any subsequent revision), no additional openings shall be inserted at first floor level in the east elevation of the dwelling unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the amenity of the neighbouring property in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

The hours of work for all contractors for the duration of the site development shall, unless otherwise agreed in writing by the Local Planning Authority, be limited to 7:30am to 6:00pm on Mondays to Fridays, 7:30am to 1:00pm on Saturdays and no work shall be carried out on Sundays or Bank Holidays. Reason: In the interests of the amenity of the neighbouring property in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
