Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the existing willow tree is protected during construction by protective fencing and/or ground protection in the vicinity of the willow, in accordance with the recommendations of BS 5837/2005 'Trees in relation to construction', and that the area of drive within the vicinity of the tree is hand dug in accordance with the principles of Arboricultural Practice Note 1 'Driveways close to trees'. Reason: To protect the adjacent tree in line with Policy C9 of the South Oxfordshire Local Plan 2011.

That the shingle finish to the driveway shall match that of the existing driveway into Moreton Farmhouse. Reason: To protect the character of the listed building and the character and appearance of the conservation area in line with Policies CON5 and CON7 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, the proposed means of access onto the driveway serving Moreton Farmhouse and The Dairy is to be formed, laid out and constructed to the approval of the Highway Authority, strictly in accordance with the highway authority's specifications and that all ancillary works specified shall be undertaken. Reason: In the interests of highway safety and convenience in line with Policy T1 of the South Oxfordshire Local Plan 2011.
