That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P09/E0207/DIS

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G6 of the South Oxfordshire Local Plan 2011. Related application(s): P09/E0207/DIS

That prior to the commencement of development the existing sheds at the rear of the property shall be demolished and all materials removed from the site prior to the commencement of development. Reason: In order to enable adequate parking provision in accordance with highway standards and Policy T2 of the South Oxfordshire Local Plan 2011. Related application(s): P09/E0207/DIS

That notwithstanding the provisions of the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the south elevation of the extension hereby approved without express planning permission from the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with Policy G2 of the South Oxfordshire Local Plan 2011.

That before the proposed extension is first occupied/used the parking and maneouvring areas shall be provided in accordance with the plan (972-P02) hereby approved and shall be constructed, laid out, surfaced (with a bound material), drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. Reason: In the interests of highway safety in accordance with Policy T2 of the South Oxfordshire Local Plan 2011.

That notwithstanding the detail written onto plan number 972-P01 the brickwork on the front elevation shall include blue headers in a chequer pattern to match the existing property samples of which shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G6 of the South Oxfordshire Local Plan 2011.

That four of the proposed first floor windows on the north east elevation shall be obscure glazed and so retained. In this way one window per open plan office can be clear glazed. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the South Oxfordshire Local Plan.
