That having regard to the prominent nature of site on a corner plot and to the size, bulk, massing and detailing of the proposed new dwelling, the proposal would appear prominent and intrusive in the street scene and would detract from the semi rural character of the area which lies within the Chilterns Area of Outstanding Natural Beauty. In this way the proposal would be contrary to policies G2, G6, C2, H5 and H12 of the adopted South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide.
