The proposals are contrary to policies G2, G6 and H4 of the Adopted South Oxfordshire Local Plan and to advice contained in the South Oxfordshire Design Guide, in particular sections BP5 and CP1. Having regard to the location of the proposed dwelling to the rear of the existing property and to the loss of the existing garage, the proposals would result an unneighbourly form of backland development, that would detract from the residential amenities currently enjoyed by the occupants of adjoining properties on account of noise and intrusion, and that would detract from the established character of the area.
