That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority samples of the slate to be used for the roof and the brick to be used for the walls of the proposed extension. Reason: To ensure that the extension preserves the character of the listed building and the conservation area in line with Policies G2, G6, H13, CON7, CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That no development shall commence until there has been submitted to and approved in writing by the Local Planning Authority, joinery details of the proposed windows and doors at a scale of 1:20. Reason: To ensure that the extension preserves the character of the listed building and the conservation area in line with Policies G2, G6, H13, CON7, CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the roof light shall be conservation style and be retained as such. Reason: To ensure that the extension preserves the character of the listed building and the Conservation Area in line with Policies G2, G6, H13, CON7, CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the brickwork shall be Flemish bond in style and the rainwater goods shall be constructed in cast iron. Reason: To ensure that the extension preserves the character of the listed building and the conservation area in line with Policies G2, G6, H13, CON7, CON2 and CON3 of the South Oxfordshire Local Plan 2011.

That the converted outbuilding shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property as a single dwelling house, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable subdivision of the property and result in inadequate standards of amenity and privacy in line with Policies G2 and H5 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of development, a cross-sectional drawing illustrating the relationship of the proposed wall adjacent to the existing south-west boundary wall shall be submitted at a scale of 1:20 and approved in writing by the Local Planning Authority. Thereafter the wall shall be constructed in accordance with the approved details. Reason: To ensure that the details of the extension are satisfactory in line with Policies G2, G6, H13, CON2 and CON3 of the South Oxfordshire Local Plan 2011.
